The property owner and the City of Estacada collaborated on the development of 130 acres of land with the goal of creating an industrial center that could generate thousands of jobs in the area. AKS assisted the City in adding the land to the Estacada Urban Growth Boundary and developing a Local Improvement District (LID), which took several years. AKS also assisted in annexing the property and rezoning it for industrial development. The area is now the largest continuous piece of land zoned for industrial use in Clackamas County.
