Floodplain insurance and regulations are complicated, but AKS has the expertise to help everyone from individuals to large residential developers understand the options for a specific property.

Our Certified Floodplain Managers regularly assist clients in navigating the requirements of FEMA and local floodplain permitting and provide advice on strategies to obtain preferred insurance rates.

Our Approach

After explaining any potential risks to a client, we are adept at preparing Letter of Map Revisions (LOMR) and Letter of Map Amendments (LOMA) to remove a structure, property, or portion of a property from a Special Flood Hazards Area. We routinely work with commercial property owners, property management companies, realtors, insurance agents, residential developers, new home buyers and people selling property.

In addition, we are actively tracking pending regulations related to the Endangered Species Act (ESA) and the impact on properties within the 100-year floodplain.

When the new FEMA flood map triggered flood insurance demands for some of our 50 condo owners in one of 8 buildings, we were shocked and confused.  Our city flood manager was of some help, but the task of getting FEMA to revise the map in our case was overwhelming. We turned to AKS and got a very clear explanation of the process and a bid to complete both the survey work and the FEMA application process.  AKS took it from there and the result was a successful removal of our building from the flood zone. During the process AKS was available to answer questions and provide status reports.  We were 100% satisfied with the work done by AKS.
